Criteria For Lease Application

Lease Application Guidelines 

At Solis Property Management, we use a consistent screening process to ensure fairness for applicants and protection for property owners. 

Please review the following before submitting your application. 

What You Will Need to Apply 

Each adult (18+) who will live in the home must submit: 

  • Completed online application (third-party applications are not accepted) 
  • Valid government-issued identification with photo ID 
  • Recent bank statements (Past 2 months) 
  • Social Security Card 
  • Recent Paystubs (2 months) 
  • Application fee ($55, non-refundable) 
  • Pet/Animal profile (even if you do not have pets) 

Applications must be completed, and all fees paid before they can be reviewed. Incomplete applications cannot be processed. 

Qualification Standards 

Credit: 

  • Preferred minimum score: 650 
  • 600–649 may qualify with additional deposit and strong rental/income history 
  • Below 600 will not be approved 
  • Excessive collections, open bankruptcy, or significant unpaid judgments may result in denial 

Rental History: 

  • Minimum one year of positive, verifiable rental or mortgage history 
  • Evictions, lease violations, property damage, or unpaid landlord balances may result in denial 
  • References must be responsive and verifiable 

Criminal History: 

  • Certain violent, property-related, or drug distribution convictions may result in denial 
  • All applications are reviewed in accordance with federal housing guidelines 

Income: 

  • Minimum 3x monthly rent (net income) 
  • Assets may be considered with additional deposit requirements 
  • Income must be verifiable 

Roommates & Co-Signers: 

  • No more than 3 unrelated adults (property-specific limits may apply) 
  • Co-signers can be considered with a credit score over 750 and/or strong income history 

Pet & Animal Policy 

All applicants must complete a third-party pet/animal screening profile: 

  • Some properties allow pets (check listing) 
  • Pet fees and/or monthly pet rent may apply 
  • Pets must be dogs or cats only 
  • Pets under 1 year old are not accepted 
  • Certain breeds are restricted due to insurance limitations 
  • Service/assistance animals are reviewed in accordance with HUD guidelines 

Monthly Administrative Fee 

A monthly administrative fee covers: 

  • Rent credit reporting 
  • Quarterly HVAC filter replacement 
  • 24/7 maintenance hotline 
  • Online resident portal access 
  • Pest control services (where applicable) 

This fee is separate from rent, pet fees, and/or pet rent. 

Additional Important Information 

  • Applications are processed in the order received (typically within 2 business days) 
  • All properties are non-smoking 
  • Occupancy is limited to 2 persons per bedroom 
  • Utilities must be transferred prior to key pickup 
  • Misrepresentation on an application will result in denial 
  • Availability dates may change based on cleaning and preparation 

Our Approval Process 

Phase 1: Screening Review 

  • Credit history 
  • Rental or homeownership history 
  • Criminal background 
  • Animal profile (if applicable) 

Phase 2: Income Verification 

  • Income is verified through a secure third-party service 
  • Household net income must be at least 3 times the monthly rent 

Phase 3: Reservation & Lease Signing (If approved) 

  • A Reservation Fee (equal to the deposit) is due within 48 hours 
  • All occupants must sign the lease within 48 hours 
  • Move-in must occur within 10 days of approval or availability 

Failure to meet these timelines may result in the home being offered to the next qualified applicant.
